A PROPOSED extension to an existing warehouse, behind the convenience store / filling station complex on the north-bound A1 dual carriageway, outside Banbridge, has been granted planning permission.
The Centra A1 forecourt is a well-known ‘pit stop’ on the busy thoroughfare at 24 Halfway Road, Banbridge, and the former Banbridge Coachworks building is immediately behind it, at No 26.
The planning application was lodged by CR3 Architecture, Artigarvan, on behalf of Niall Devine, Moorlough Road, Donemana.
In their report, ABC Planning officers acknowledged that there was a need for additional storage space next to the industrial unit.
They wrote: “The proposed works are to be carried out immediately adjacent to an existing general industrial unit which is currently part of a larger industrial unit.
“The expansion will see the existing unit increase by approx. 235m2. Due to the nature of the proposal and the existing adjacent units and shop and forecourt, officers consider that the proposal will not have any more of an impact on the rural character or appearance of the local area.
“The applicant has advised there is no longer capacity within the existing unit for storage needs. The applicant advises that the proposal will allow for additional warehousing/storage.
“Officers are content with the proposed justification for the extension. Officers are therefore content in this instance that the proposal will not see a major expansion of an existing commercial enterprise at this location, and that the new extension will integrate as part of the overall development.
“Officers are content that the proposed extension will be in keeping with the existing units in terms of size/scale and finishes.
“Due to the position of the former coachworks building along the A1 carriageway, there are no dwellings within a 300-metre radius of the application site.
“Officers are content the proposed works would not detrimentally impact on the amenity of the residents, given the separation distances involved.
“Officers are content that due to the size and scale (235m2 floor area) of the proposed extension, it will not be considered any more detrimental than what is viewed already as you travel along the A1.”
